There will be a $25 fee for resale certificates and $100 for condo questionnaires. Please allow 7 business days for these to be completed. Payment is required prior to completion, unless other arrangements have been made with the HOA office.
Please DO NOT provide any potential buyers/buyers with codes for any of the gates. Please list the Realtor Code on the MLS when listing a property.
HOA fees are based on square footage of the unit and can be found on our website listed above under the Documents Tab. Utilities paid for by the HOA:
Water
Sewer
Trash
Common area maintenance
Owners are required to obtain and maintain homeowner's insurance on their unit. The HOA office must have current policy information provided to the HOA office annually.
Owners are responsible for everything from the studs in, and anything that serves only that unit (electric, plumbing, HVAC system, windows, doors).

Phase I amenities are open from 9am-10pm.
Phase I gym is open 24 hrs.
Phase II amenities are open from 5am-10pm.
Pet policy is pet under 25 lbs. at full maturity - max two per unit.
Rentals are capped at 49% and are not guaranteed a rental spot. Please make sure you have applied and have secured a rental spot with the HOA office prior to renting your unit. There is a $250 deposit to secure a rental spot.
Rental spots do not convey with sale of the unit. They belong to each individual owner and any new owner must apply for a rental spot, if available after legal ownership has taken place and closing documents can be produced.
